This site is being developed by the present owner into three (3) buildable lots. The developer is in the process of completing all design work, permitting, approvals and construction from the necessary sources. We have preliminary approval from the town to develop these three (3) sites and to build two (2) buildings per site for a total of six (6) buildings. They will be developed in concert with the Old Town Development Plan. This property is unique as a legacy property immediately as you enter into Old Town.

The Old CrossFit buildings are to be torn down and the Town of Bluffton will be building a park and parking on the corner of Hwy 46 and Dr. Mellichamp Drive, which is also adjacent to the property.
If you are interested in being "First-In" we can meet and show you the site. Then go over any questions you may have pertaining to owning one (1) or all three (3) lots. This would include what the developer will provide prior to closing said property. Additionally, an in-depth overview of the permitting and costs to develop each lot, and what financial returns are possible in the present market place.
If you decide you are interested you will find the Lot Reservation Agreement is straight forward. It gives you the advantage of securing the lot early on at a favorable price. Once we have everything in place we will move forward from reservation agreement to contract. After the lots are approved as buildable lot(s) then we close.
